Our Terms and Conditions

Check in and check out

Check in is between 16:00 and 19:00, and check out by 10.30 (11.00 on Sundays). 

An earlier check in may be possible (sorry, this is not available at weekends) - if this is desired, please call us the day before and we will let you know if it is possible.  Later check ins are usually possible - but please do ring to arrange in advance. 

Children

We can accommodate children aged 10 and over, but please note the maximum number of people per room is two including children. 

Pets

We do not take pets, but of course, this does not apply to registered assistance dogs (please notify us if bringing an assistance dog).

 

No Smoking

We are strictly no smoking permitted anywhere within the property / grounds, and please note this includes E Cigarettes. We respectfully remind guests that should anyone be, or have been, smoking in the house, we reserve the right to charge £200 to the card used to make the booking to cover the cost of short-notice deep cleaning of the room / other areas affected, as we are committed to providing a smoke-free environment for all

our guests. 

 

Groups

Groups are accepted up to a maximum of  four  people, and we do not allow stag or hen groups to stay.  

 

Parking

Parking for guests is available on site and is free of charge - but we do have to limit this to one space per room booking.  If an extra space is required, please ring. We will do our best to arrange this, but cannot guarantee it. 

No hot takeaway food

We ask that hot take away food is not brought in to eat on the premises – thank you.

 

Booking and Cancellation Conditions

These are made clear in the Booking Portal.  

 

For bookings more than 7 days ahead of arrival, a non-refundable deposit equal to 35% of the total cost is required.  For bookings within 7 days of arrival, a non-refundable deposit equal to 55% of the total cost of the booking is required.  Any full booking balance outstanding will be payable  on arrival. Payments by the following cards: Visa Debit / Delta, Visa Credit, Maestro / Switch, Mastercard, American Express - no charge

If a booking is cancelled less than 7 days before arrival then a charge equal to 55% of the total cost of

the booking will be made (taking into account any deposit paid).  If the booking is cancelled 7 or more days before arrival then the 35% deposit cannot be refunded.  However, subject to discretion, we may be able to offer a re-booking at a different time of the year. 


In the event of a no show on the arrival date or a booking reduction after the arrival date the full cost of the booking is charged.

However, we may be able to waive the above charges if we are able to re-let the room(s). 

We are a small business and rely mostly on forward bookings so cancellations do have a significant impact on us. We therefore advise you have travel insurance to compensate should you need to cancel in the event of unforeseen circumstances.
