Access Statement

Introduction

Sheepfold is peacefully situated in a small close with just five houses. Parking is available adjacent to the house.

 

Sheepfold was newly built in 2017 to a high specification.  It is our home, rather than a commercial property, and the guest bedrooms are on the first floor, so it is unsuitable for those with with limited mobility.  The car parking area is on a level with the front door, with only a low kerb onto the short path at the front of the house.  Children under 10 are not accepted as the house is not geared up for young children. 

The house, garden and parking area are strictly non-smoking. 

We are unable to accept pets (this does not apply to registered assistance dogs, of course, but please do give notice at the time of booking if you need to bring an assistance dog).

Pre-arrival information

Kethero Close is a left hand turn some 50 yards after The Lamb Inn on Upper High Street. Upper High Street is off the main road (A361) through Shipton. We are 8 miles from the A44 at Chipping Norton and 4 miles from the A40 at Burford. Detailed information about how to find us is in the Guest Information section on the website.  

A village shop is 15 minutes walk or a few minutes by car from the house, and offers both post office and cash back facilities. There are two petrol stations in the village. There are three inns in Shipton itself, and all provide meals, and there is another inn 1.5 miles away at Milton. There are numerous other places to eat in Burford and other close villages or market towns.

There is currently no regular bus service in Shipton. There is a railway station 1.5 miles away with trains only at peak times (please ask for more information). More frequent trains stop at Kingham and Charlbury, both approximately 7 miles away. Taxis can be booked (they are not routinely waiting at these stations), and contact details can be obtained from us, or we can make a booking for you.   

Arrival and parking

Please advise us of your anticipated time of arrival in order that we can be available to greet you. Our usual check in times are between 16.00 and 19.00 but a later check can be arranged if necessary, and do contact us close to the time of your booking if you would welcome an earlier check in time, and we will see if this is possible (although unlikely at weekends).

 

Free, unrestricted car parking is available for one car per booking, and this is in front of the garage to the left of the house, or in the bay opposite.  

The front door is accessed from a short path, a shallow step up from the kerb. There is a weather porch  overhead and a doorbell on the wall to the right of the door, as well as a light and light sensor at night-time.  On arrival, please ring the bell and someone will greet you.  

Some help can be provided with luggage. 

One front door key is provided per room booking, along with a key to your room.

Downstairs facilities 

The front door opens onto a hall. There are coat hooks and shoe/boot tray for guest use.  From the hall a double door opens to the guest dining and sitting room. Guests are welcome to use this room at any time during the day and evening. There is a sofa, and two arm chairs, along with coffee table and reading lamps, and overhead lighting. The floor is wood with a rug. 

Breakfast is served at separate dining tables with chairs (these tables can be placed together for parties of three or four). As described in the Breakfast section of our website, our breakfasts are meat-free with emphasis on fresh, locally sourced food. Those with special diets or allergies are willingly catered for. Please do notify us at the time of booking if you have special dietary requirements or if you have one or more allergies. Breakfast is a mix of buffet and plate served.  

The dining room opens via french doors to a terrace and garden.  There is a sloping lawn.

Bedrooms and bath / shower rooms

There are no ground floor bedrooms. Bedrooms are reached by a stairway from the hall. There are thirteen steps with two turns. There is a handrail on most of stairway.   Bedroom 1 is along a short corridor, and Bedroom 2 is close to the top of the stairs. 

The two  bedrooms each have sea grass flooring and a soft rug, and are lit by pendant lighting and bedside lamps (either side of the beds).  Facilities to make a range of hot drinks are provided.  Our duvets and pillows are non-feather.

 

Room 1 has a king size bed, and Room 2 has a super king size or twin beds, and beds are accessible on both sides. Each room has two bedside cabinets with lamps and drawers, a small cupboard with drawers to the side, and a luggage rack - style hanging area comprising two shelves and a hanging rail. There is also a dressing table with mirror and stool beneath. There is a folding luggage rack for a suitcase, and one armchair. There is a full length mirror. Mirrors are sited close to sockets. Room 2 measures 155 square feet in area, excluding the en suite shower room, and Room 1 is 130 square feet, excluding the en suite bathroom. Each room has a HDTV with integral DVD playter. TVs have teletext and sub title facilities. There is a guest  information pack in each room, as well as maps and leaflets about the area.  

Room 1 is at the front of the property and the view from the window is of local houses and rooftops. Room 2 is at the back with a view of the garden and pastures beyond.  Windows have Roman blinds with blackout linings, and curtains. Windows are standard opening with handles.  

Room 1 has an en suite bathroom with full height shower over the bath. Room 2 has an en suite with walk-in shower with dual full height and hand held combination shower. Both en suites have  partly tiled walls and fully tiled floors. All santitaryware is white. There are heated towel radiators with thermostatic controls. Bath and wash basins have mixer taps. The bath side in Room 1 is 23.5 inches high and the shower tray in Room 2 is 3 inches high.  There are mirrors on the walls. Lighting is by overhead lights. Each ensuite has a Velux window that can be opened by a telescopic rod. 

Fire safety information

There are fire extinguishers placed on the landing and in the hall. Mains controlled and inter-linked smoke detectors are located in the guest dining and living room, hall, and landing close to guest room doors. These are very loud and they are tested regularly when guests are not present.  There is an emergency light on the landing and torches for guest use on the landing and in the hall.  In the event of a fire, the alarm will sound and guests should gather outside the house at the front. A fire notice is sited in each room with an additional copy in the guest information pack. Guests are asked to advise us if additional help would be needed in the event of a fire.
